The Booking Policy of housing with prepayment

1. The General Provisions

1.1. The Policy applies to bookings with host’s prepayment for the housing on Sutochno.ru.

1.2. A prepayment for the housing is the amount set by a host upon the booking confirmation and one of a contribution made by a guest on Sutochno.ru to demonstrate their state of mind for the housing.

1.3. A prepayment comes to the host’s balance the next day after the successful check-in of the guest.

1.4. The residing cost is the amount indicated by a host upon confirmation of the booking. The residing cost includes all the mandatory for a guest prepayment: extra charge for the additional guest, the early check-in and a late check-out, charge for cleaning. There are other paid services of the host available to only by the consent of the guest and it doesn’t include in the residing cost.

1.5. A security(deposit) is the amount of contribution by a guest upon a housing in order to offset by a host probable loss was caused damage to property of the host. The security deposit doesn’t include in the residing cost. The condition holding of the security deposit is specified by the conclusion of the contract between guest and host.


2. Sutochno’s standards of housing

2.1. A host shall be obliged to provide a housing on all fours listings publication, including on the following parameters:

– type of housing;

– number of rooms;

– number of berths;

– bedding (unless otherwise specified in a listing);

– presence of stated amenities(dining, equipment, household appliances and etc.);

– bathroom, hot and cold water (the lack in a listing not specified);

– conformity the decor of the housing with a posted photo in listing.


3. The Guest’s Right and Duties

3.1. A guest shall be obliged:

– provide at the request of the host upon check-in the proof of identity documents;

– will make a deposit for the safety of the host’s property if the condition for making a deposit and its amount is indicated in a listing;

– provide for their permission to the Support Service of Sutochno.ru evidence of default on the part of the host or non-compliance of housing with the requirements specified in para. 2 of the Policy as well as other confirmations and facts at the request Support Service of the Sutochno.ru in the event of a dispute.

3.2. A guest has right:

– refuse to a booking before check-in to pursuant in cancellation policy under these in para. 6 of the Policy;

– address to the host for the decision of problems upon a check-in and residing before the moment of the reference in Support Service of Sutochno.ru;

– give us feedback on residing in Sutochno.ru;

– ‘ll refuse to a check-in with a return the prepayment if a housing does not satisfy the requirements under these in para. 2 of the Policy;

– ‘ll refuse to a check-in with a return the prepayment if a host cancellation provides the reporting documents(if the possibility of their registration is indicated in the listing);

– ‘ll address on the date on a check-in in Support Service of Sutochno.ru if a host refuses to an implementation of commitments for a check-in or the point check-in upon non-compliance of housing with the established requirements in para. 2 of the Policy.


4. The Host’s Right and Duties

4.1. A host shall be obliged:

– check-in of the guest and provide for the residing to pursuant in the booking condition ( date of residence, check-in or -out, residing cost);

– provide to the host a housing to pursuant in requirements under these in para. 2 of the Policy;

– consider(on its own) and take steps to resolve of problems with a guest;

– answer phones and messages of the Support Service of Sutochno.ru to resolve of problems with a guest on the date on a check-in;

– provide for their permission to the Support Service of Sutochno.ru evidence of implementation of commitments for a check-in and provision of housing to pursuant in requirements under these in para. 2 of the Policy as well as other confirmations and facts at the request Support Service of the Sutochno.ru in the event of a dispute.

4.2. A host has right:

– cancel the booking on Sutochno.ru to pursuant in cancellation policy under these in para. 5 of the Policy;

– ‘ll refuse to a check-in of the guest if one doesn’t arrival(check-in) on the date on a check-in which it established in application of booking;

– ‘ll refuse to a check-in of the guest if one refuses to make security deposit the preservation of property if a condition making a security deposit and its amount is specified in the listing.

– ‘ll refuse to a check-in of the guest if a specified number of ones exceeds booking in the application(or the maximum allowable for housing with instant booking: in instances of the host has right a required payment for each additional guest if any, will be called in the listing);

– ‘ll refuse to a check-in of the guest if none of them is an adult;

– ‘ll refuse to a check-in of the guest if none of them provides an identity document;

– ‘ll refuse to a check-in of the guest if guest changes the periods of residence;

– require from the guest full payment of the residing cost on a day of check-in, it was made minus the prepayment on Sutochno.ru;

– require from the guest makes a deposit for the security of the property in the event that the condition for making a deposit and its amount is indicated in the listing;

– make in cases where the guest makes an advance payment less than 2 hours before the indicated time of settlement, postpone the actual arrival time of the guest (maximum 2 hours from the reservation indicated);

– ‘ll address to the Support Service of Sutochno.ru to resolve of problems if a guest requires from check-in on the grounds provided for para 3.2. of the Policy.


5. The Host’s condition of cancellation booking

5.1. In instances the cancellation booking by a host, using the User Account on Sutochno.ru, the host’s account will be charged at the amount of Sutochno.ru reward(fee). All the amount of prepayment is returned to the guest balance on Sutochno.ru. Penalties can be applied by a host which it’s provided for by Policy for the application of penalties.


6. The Guest’s condition of cancellation the booking

6.1. In instances the cancellation booking by a guest, using the User Account on Sutochno.ru:

– under the cancellation of more than 60 days before a check-in, 50% of the prepayment is returned to the guest and 50% is directed to the host’s balance;

– under the cancellation of more than 30 days before a check-in, 40% of the prepayment is returned to the guest and 50% is directed to the host’s balance;

– under the cancellation of more than 7 days before a check-in, 20% of the prepayment is returned to the guest and 50% is directed to the host’s balance;

– under the cancellation of fewer than 7 days before a check-in and non-arrival of the guest, the transferred prepayment is fully directed to the host’s balance.


7. The condition refusal on a check-in guest on arrival

7.1. Sutochno.ru takes a decision about the transfer the prepayment according to the reason of host’s refusal on a check-in guest:

– in instances, when a host has right on a refusal on a check-in of guest as provided for in para. 4.2. of the Policy. The prepayment is directed to the host’s balance on Sutochno.ru;

– in other instances a refusal to a check-in guest is unlawful. A host’s account will be charged the amount of Sutochno.ru reward (fees). A prepayment is returned to the guest balance on Sutochno.ru.

In instances, the unlawful refusal of a check-in guest. Penalties can be applied by a host which it’s provided for by Policy for the application of penalties.


8. The condition refusal to a check-in and residing

8.1. Sutochno.ru takes a decision about the transfer the prepayment according to the reason of guest’s refusal to a check-in:

– in instances, when a guest has right on a refusal to a check-in as provided for in para. 3.2. of the Policy. A prepayment is directed to the guest’s balance on Sutochno.ru;

– in other instances a refusal guest to a check-in, the prepayment is directed to the host’s balance on Sutochno.ru.


9. The decision problem of a cancellation booking and a refusal to a check-in

9.1. Support Service of the Sutochno.ru receives and examines applications to resolve a problem, including on the following instances:

– a guest and host will address on a day of check-in if the host refuses on a check-in;

– a guest will address the point check-in if a housing if a housing does not satisfy the requirements it under these in para. 2 of the Policy.

9.2. The decision on Sutochno problem takes on a case-by-case basis, drawing on the Policy and a represented evidence by the host and guest. Sutochno.ru has the right to apply a different order and amounts return of prepayment on a request of guest and/or host which it was made by the guest under booking. The decision shall be final and without appeal.

9.3. The problem of legality and conditions retention of the security deposit is not within the competence the Support Service of Sutochno.ru and are decided to pursuant in a contract between a guest and host in accordance with the law.
